Sheet Metal Rips

Take a look at the sheet metal part in link below. I'd like to add some rips but am not sure how to execute those rips. For sake of discussion I'd like to make the top with 4 bends with rips shown in sketches 5,6,&7. The sides would form in similar fashion to create the window and door openings. Do I need to do tiny rips in the model before I convert to SM? I know I could leave the door and window faces excluded and flange my way in but that's more work and I'm lazy.

Any thoughts would be appreciated.
